water and oil leaks on xantia 1.8

Hi
picked up a xantia esate from an auction today. Noticed when i got it home that it's leaking oil, quite a bit regulary onto the exhaust. I would think this is caused by a the rocker cover gasket? Was getting dark at the time so could not check fully. Is this a common problem.
Also there is a water leak from the drivers side, would this be the pump on its way out or a seal or something?
other than that it appears to be in good nic

has done 89,000 miles.
Any thoughts suggestions would be most appreciated, save me worring to the morning.

Rocker covers are prone to leaking, the water pump is on the offside so it is a possibility but would warrant further investigation
